Should I choose a fixed price or an estimate?

Both have pros and cons, but we typically work with estimates. This approach keeps things flexible, transparent, and cost-effective—no added buffers or risk margins. We partner with a trusted quantity surveyor to give you an accurate, detailed estimate that your bank can rely on. It also allows room for changes as your ideas evolve, while helping us keep things moving efficiently and smoothly.

When should I get a builder involved?

The sooner, the better. Whether you’re just starting to think about building or already have plans in motion, getting your builder involved early can save time, reduce costs, and avoid potential issues later. We’re happy to talk, no matter where you’re at in the process.

Do you build energy-efficient, sustainable homes?

Yes, we do—and it’s something we’re passionate about. Our homes are designed with long-term comfort, sustainability, and low maintenance in mind. We aim to create spaces that feel good to live in and are kinder to the environment.

Do you offer design and build services?

Absolutely. We work with a network of experienced architects but are just as happy to collaborate with your own. Our goal is to make the entire design and build process seamless—bringing your ideas to life while ensuring quality and consistency throughout.

When can you start?

We can give you a rough idea straight away and once the paperwork is sorted, you’ll receive a clear project timeline with confirmed start and finish dates.

Do you have standard plans or house and land packages?

Our focus is on fully custom builds. We don’t offer pre-designed plans or house and land packages—we prefer to work with you to design something unique that suits your lifestyle, location, and vision.

Who will be working on my project?

Every project is led by our experienced team, hand-picked to suit your specific build. Harmy, our director and licensed builder, stays closely involved to ensure everything meets our high standards. You'll have a skilled, passionate team by your side from start to finish.

Can you price my existing plans?

Of course. If you already have plans, we’d love to take a look. In some cases, we’ll recommend a preliminary contract to cover the time and effort it takes to gather accurate quotes from our suppliers and subcontractors. This ensures you get a detailed and realistic estimate up front.

Will I need to move out during the renovation?

It depends on the size and scope of your project. If it’s safe and practical, we’ll do our best to let you stay in your home while work is underway. We’ll always give you plenty of notice if moving out is the better option.

How can I avoid going over budget?

Involving your builder early is key. We’ll help you plan carefully, make informed decisions, and maintain open communication throughout. We also coordinate with our trusted trades to keep things running smoothly and avoid surprises.

Do you offer a guarantee?

Will my project need council consent?

Most major renovations and new builds will require building consent, and sometimes resource consent as well. If you’re unsure, we’re happy to help you navigate the process or you can check with your local council for more details.

What is a Licensed Building Practitioner (LBP)?

An LBP is a builder who has been formally assessed and approved to carry out or supervise certain types of building work, particularly where structure or weathertightness is involved. It’s a mark of professional credibility—and yes, Harmy is one!

Can I use my own contractors or friends for parts of the build?

We offer full project management and work with a trusted group of professionals to ensure quality and efficiency. While we generally recommend using our vetted trades, we’re open to discussing your preferences if you’d like to involve someone you know.

Should I go with the lowest quote?

Not necessarily. Choosing a builder is about more than just price—it’s about trust, communication, and quality. A slightly higher quote from the right team can save you time, money, and stress in the long run. It’s about building it right, from the start.
